Behind the Listing: 5 clever tricks agents use to make homes look better
Let’s take a peek behind the smoked-out mirrors… because not everything you see in a listing (or feel at an open) is quite what it seems. None of these are technically misleading but they’re definitely… enhanced. Here are five classic tricks that can make a property feel bigger, brighter, and quieter than reality.
1. “Operating Theatre” Lighting
Ever walked into an open and felt like you needed sunglasses?
That’s no accident. Every single light is switched on lamps, downlights, even that random globe in the laundry and often upgraded to the brightest possible wattage. The goal? Eliminate shadows, warm up cold corners, and create that clean, glowing “magazine” feel.
What it can mask: darker rooms, lack of natural light, or a property that doesn’t quite shine once the sun goes down and the lights go back to normal.
2. The Magic of the Wide-Angle Lens
Ah yes the photographer’s favourite party trick.
Wide-angle lenses are brilliant for capturing space… but they can also stretch reality just a touch. That cosy second bedroom suddenly looks like it could host a yoga class, and the hallway appears long enough for a sprint.
We’re fairly certain some photographers are taking these shots while perched on the ceiling fan, balancing on the kitchen sink, or wedged halfway out the front door, anything to squeeze in that extra square metre.
What it can mask: tighter floorplans, smaller proportions, or rooms that feel very different in person.
3. The Strategic Window Situation
If the view is stunning, you’ll know about it. If it’s… less so? You might not.
Blurry windows in online photos, sheer curtains drawn just so, or blinds firmly shut during inspections these are all subtle ways to keep your focus inside. Because sometimes what’s outside is a brick wall, a busy road, or a neighbour you’d rather not make eye contact with daily.
What it can mask: poor outlooks, lack of privacy, or noise sources just beyond the glass.
4. The “Curated Ambience” Soundtrack
Nothing says “dream home” quite like a perfectly timed Spotify playlist.
At opens, you might notice music playing sometimes a little louder than expected. Is it creating vibe and emotion? Absolutely. Is it also conveniently softening the sound of traffic, trams, or the neighbour’s enthusiastic dog? Potentially…
What it can mask: noise pollution, echoey acoustics, or a property that’s not quite as peaceful as it feels in the moment.
5. The Dollhouse Furniture Illusion
Styling is powerful and sizing is everything.
Hire furniture is often carefully selected not just for aesthetics, but for scale. Think slightly smaller “double” beds, slimline dining settings, and those ever-present 1.5-seater couches layered with cushions to suggest a full-sized living zone.
It looks beautiful but it’s also helping rooms feel more spacious than they might with standard, everyday furniture.
What it can mask: limited floor space, tricky layouts, or rooms that don’t quite fit “real life” proportions.
None of these tricks are new and to be fair, they’re all part of presenting a property in its best light (literally). But as a buyer, it pays to look beyond the styling, the lighting, and the playlist.
Step outside. Open the blinds. Measure the rooms. And maybe… just maybe… imagine the space without the ceiling-mounted photographer.
Until next time,
